Cleaning business marketing built around recurring clients · Updated October 2026

Quick answer

Australian cleaning businesses win most clients through Google search and Maps, referrals, real estate agents and repeat bookings, with lead sites as a top-up. Focus on recurring clients first, because each one keeps paying. Set up a Google Business Profile under House cleaning service, collect reviews constantly, and build relationships with local property managers for end of lease work.

Cleaning is a trust business. Someone is handing you their keys, their home and often their bond. That changes how you market it. The cheapest quote rarely wins on its own; the cleaner who looks reliable, local and well reviewed usually does. Here is how to build that, and how to fill your schedule with the kind of clients who stay.

Where cleaning leads come from in Australia

Whether you do homes, end of lease or offices, new clients arrive through four main channels.

  • Google search and Maps. Searches like "house cleaner near me", "end of lease cleaning" plus a suburb, or "office cleaning" show the map pack first. A complete Google Business Profile with plenty of reviews is how you get into it.
  • Lead sites. Airtasker, hipages and ServiceSeeking all carry cleaning jobs, especially one-off and end of lease cleans. Handy for filling gaps, but you are renting the customer.
  • Referrals. Happy regular clients tell friends and neighbours, and real estate agents refer tenants who need an end of lease clean. Referred clients arrive already trusting you.
  • Repeat clients. Weekly and fortnightly clients are the backbone of a cleaning business. Every regular booking is work you do not have to find again.

Search and Maps is the channel to build first, because it brings in enquiries without a fee each time. Our guide on how to rank for near me searches covers the local search basics.

Google Business Profile for cleaners

Your Google Business Profile is free and it is where most local cleaning searches start. Set up these four things properly.

Pick the category that matches your main work

If most of your work is cleaning homes, choose House cleaning service as your primary category. End of lease, deep cleans and regular cleans all belong in your services list under that category rather than as separate categories. If you mainly clean offices and commercial premises, type "commercial cleaning" and "janitorial" into the category field and choose the closest exact match Google offers, such as Janitorial service. Add secondary categories only for work you sell on its own, such as carpet or window cleaning. Google's list varies by country, so always confirm the exact name in the field.

Set tight service areas

Cleaning lives and dies on travel time. List the suburbs you want to work in, not every suburb you could reach. Clustering clients close together makes each day more efficient, and a focused service area helps you show up where you actually want work.

Use photos that build trust

Before and after photos of kitchens, bathrooms and ovens show the standard of your work. Add photos of your branded car, your team in uniform and your equipment so people can see who will turn up. Get permission before photographing anyone's home, and keep personal items out of shot.

Treat reviews as your most important asset

Reviews carry a lot of weight in cleaning, for reasons covered in more detail below. Ask after every clean, and text a direct link so it takes a minute. For more on improving the profile, see our Google Business Profile tips.

Google Ads and Local Services Ads

Paid search is the quickest way to add new enquiries, and it works best once your profile already has reviews to back it up.

Standard Google Ads charge per click and let you choose which searches you appear for. For cleaning businesses, that control is useful because the value of each search varies a lot. A search for regular fortnightly cleaning can turn into a long term client, while some one-off searches never come back. Decide which services you want more of, run ads for those in your best suburbs, and exclude searches you do not want, such as cleaning jobs or cleaning products. Set a daily budget you would be comfortable losing while you learn, and track which ads produce bookings, not just calls.

Local Services Ads are Google's pay per lead format. They appear above the standard ads on some local searches, you pay when a customer contacts you rather than when someone clicks, and you have to pass Google's business screening before they run. Your reviews show alongside them, which is one more reason to keep asking for reviews.

The catch is that Local Services Ads only run for certain trades in certain countries. When we checked on 3 October 2026, Google's own help centre did not publish a category list for Australia, so we are not going to tell you either way whether cleaning businesses qualify. Check whether your trade is eligible by starting the sign-up in Google Ads or reading the Local Services Ads help centre, and do not plan your budget around them until Google confirms it. Our guide to how Local Services Ads work explains the mechanics if your trade is open.

If you are only going to run one campaign, aim it at the service that brings recurring clients. It is the one that keeps paying after the first booking.

Recurring clients, end of lease work and reviews

Three things make cleaning business marketing different from most trades.

Recurring clients are worth far more than one-off jobs

A one-off clean pays once. A weekly or fortnightly client pays again and again from a single enquiry, often refers friends, and lets you plan your week. That is why the smartest cleaning businesses judge their marketing by how many regular clients it brings in, not by how many quotes it generates.

Build every part of your marketing around turning first-time clients into regulars. Offer a regular service at the end of every one-off clean. Make the regular option easy to understand and easy to book. Keep the same cleaner with the same client where you can, because familiarity is a big part of why people stay. And when a regular client leaves, ask why, so you can fix the cause.

End of lease work and real estate agent referrals

End of lease cleaning is a steady stream of urgent work, because tenants want their bond back and have a fixed deadline. Property managers see the result of every exit clean, which makes them a powerful source of referrals. If your cleans pass their inspections, they will remember you.

Get to know the property managers at local real estate agencies. Ask what they check at a final inspection and make sure your checklist covers it. Turn up on time, finish on time, and be easy to reach if anything needs fixing. If you offer to come back and fix anything the agent flags, write down exactly what that covers so nobody is surprised. End of lease clients are also future regular clients, since they are moving into a new home that will need cleaning too.

Commercial cleaning leads work differently again. Offices and businesses usually want a site visit, a written quote, proof of insurance and a clear schedule. A simple, professional quote template and fast follow-up go a long way here.

Reviews carry the trust for in-home work

When someone is choosing a cleaner, they are deciding who to let into their home, often while they are out. Reviews are how they decide. A strong, steady flow of recent reviews that mention reliability, honesty and attention to detail does more than any ad. If your team members hold current police checks and you carry insurance, say so on your profile and your website, because those are the questions people are quietly asking.

Setting up a review routine, recurring booking pages and agent outreach is what our tradies course walks through, one short lesson at a time.

Ask regular clients after the third clean. By then they know you, they trust you, and they are glad they found you. That is the best moment to ask for a review and a referral.

Lead sites: use them, then rely on them less

Lead sites are useful for cleaners, particularly for one-off and end of lease jobs, and when you are starting out. They give you enquiries without needing a website or ads.

The downside is that they are built for one-off transactions, and the customer belongs to the platform. Depending on the site, you pay to quote or pay per lead, and you are often up against several other cleaners on price. Our review of Airtasker for tradies and our breakdown of hipages costs and how to rely on it less explain how they work.

The way to rely on them less is to convert. When a lead site job goes well, offer a regular service, give the client your direct number, and ask for a Google review. One lead site booking that becomes a fortnightly client keeps paying long after the first clean.

Frequently asked questions

How do I get more cleaning clients?

Build a complete Google Business Profile, collect reviews after every clean, and offer a regular service to every one-off client. Add relationships with local property managers for end of lease work. Use lead sites to fill gaps while those owned channels grow.

What Google Business Profile category should a cleaning business use?

For residential cleaning, House cleaning service is the usual primary category, with end of lease and deep cleaning listed as services under it. For mainly commercial work, type commercial cleaning and janitorial into the category field and choose the closest exact match Google offers.

How do I get end of lease cleaning leads?

Show up in local search for end of lease cleaning in your suburbs, and build relationships with property managers at nearby real estate agencies. Learn what they check at a final inspection, make sure your checklist covers it, and be easy to reach if anything needs fixing.

How do I get commercial cleaning leads?

Have a service page for commercial cleaning, choose a fitting Google Business Profile category, and be ready with a site visit, a clear written quote and proof of insurance. Follow up quickly. Businesses value reliability and clear paperwork as much as price.

Can cleaning businesses use Google Local Services Ads in Australia?

Check whether your trade is eligible before planning around them. When we checked on 3 October 2026, Google's help centre did not publish an Australian category list, so start the sign-up in Google Ads and see whether cleaning is offered for your area.

Why are reviews so important for cleaners?

Because clients are letting you into their home, often when they are not there. Reviews are how they decide who to trust. Recent reviews that mention reliability and honesty, plus clear information about insurance and police checks, answer the questions people are quietly asking.
